As the seasons shift and cooler temperatures approach, preparing your property for winter becomes more than just a checklist, it’s a necessity. We hosted an informative webinar featuring Modern PURAIR, where experts Mitch and Fazal shared insights on indoor air quality, HVAC maintenance, and the importance of duct and fireplace cleaning.

Mitch Desroches, General Manager of Modern PURAIR Calgary, brings over six years of experience in HVAC and indoor air quality services. He was joined by Fazal, a Business Development Representative, who’s quickly becoming a familiar face in field inspections.

As Mitch explained, the transition from summer to fall brings a surge in last-minute requests for dryer vent cleaning and pest protection. These services are crucial not only for safety but also for maintaining system efficiency. Even though the ideal window for these services is May through September, Modern PURAIR operates year-round and can accommodate late-season inspections and cleanings. Winter readiness isn’t just about turning on the heat; it’s about ensuring systems are clean, efficient, and safe before they’re put to heavy use.

Indoor air quality is a growing concern, especially in multi-unit buildings. Mitch explained that symptoms of poor air quality, such as excessive dust, allergy flare-ups, and weak airflow, often stem from neglected ductwork and mechanical systems. Renovations, aging infrastructure, and environmental pollutants all contribute to compromised air. Dryer vents are a common source of inefficiency and indoor air issues. Fireplaces are a cozy winter feature, but they require proper maintenance to function safely. Modern PURAIR specializes in cleaning natural gas fireplaces, servicing everything from the mantle to the exhaust piping. For buildings with gas fireplaces, regular cleaning ensures safe operation and prevents the buildup of harmful residues that can affect air quality and system performance.

Kitchen and bathroom exhaust systems are often overlooked in regular maintenance schedules. Mitch highlighted that range hoods, especially in rental units or high-turnover condos, accumulate grease and debris that can reduce airflow and pose fire risks. Bathroom exhausts, particularly those connected to central rooftop systems, can become clogged and ineffective. Modern PURAIR uses specialized equipment to clean these systems thoroughly, including motor removal and duct line cleaning, ensuring optimal performance.

Heat Recovery Ventilation (HRV) systems are common in newer condo developments and are often paired with fan coils. These systems help regulate indoor air quality by exchanging stale indoor air with fresh outdoor air. However, they can also pull in pollutants and bugs if not properly maintained. Mitch recommended cleaning HRV systems every two years and replacing filters according to manufacturer guidelines. Even in brand-new buildings, post-construction debris can linger in the ducts, making early inspections worthwhile.

To maintain optimal air quality and system efficiency, Modern PURAIR recommends a structured maintenance schedule. Duct cleaning should be performed every two years, while mechanical systems should be inspected annually. Kitchen, bathroom, and dryer exhausts should also be cleaned every two years, or sooner if performance issues arise. HRV filters can be cleaned regularly and replaced as needed. These intervals are based on industry standards from the North American Duct Cleaning Association (NADCA).

Modern PURAIR offers flexible service options for both individual condo owners and entire buildings. For large properties, they provide sign-up sheets that allow residents to opt into discounted service packages. Their equipment is designed for vertical reach, making it easy to service high-rise units without needing direct truck access. On average, they can clean 4–5 units per day, with each unit taking approximately 2–3 hours for a full package clean. Scheduling is coordinated to minimize disruption and maximize efficiency.

One of the most common questions during the webinar was about who pays for these services. Mitch explained that common area services like hallway ductwork or rooftop systems are typically covered by the condo corporation. In-suite services, however, can be booked directly by owners with the covered cost depending on the condominium bylaws.

The webinar concluded with a robust Q&A session. Attendees asked about baseboard heating (not serviced due to lack of ducting), HRV filter changes, and the impact of post-construction debris in new builds. Mitch emphasized the importance of inspections, even in newer units, and shared practical tips like the “toilet paper test” to check bathroom exhaust strength. He also addressed concerns about dead bugs in HRV systems, recommending cleaning and, in some cases, pest control follow-up.
